The villa holds 10 people in 5 bedrooms comfortably, plus a baby in the cot/crib supplied.

For the comfort and safety of all guests, smoking is strictly prohibited within the villa which is fitted with smoke detectors which are linked to our security company. No pets are allowed.

The villa is only 6 miles from Walt Disney World, Sea World is 15 minutes away and Universal 30 minutes. This is one of the major reasons this is such a sought after area.

The villa has a north facing pool and the deck is extended to provide all day sunshine. No need to keep moving those loungers around to catch the sun.

Unlike some properties which back on to walls or other houses,the villa overlooks a quiet tree lined access road and offers idealistic unrestricted views (guaranteeing privacy).

Directions and keypad entry code will be sent to you 2-3 weeks before arrival.

The villa is fully equipped for all your likely holiday requirements. Bed linen, towels and pool towels are provided. A small initial supply of washing powder/dish washer powder/toilet rolls etc. are provided which you will have to top-up as required.

The villa is well equipped for small children. From February 2006 the villa comes complete with a cot, highchair, buggy/stroller as well as having a safety fence which can be erected around the pool.This allows the children to play outside and prevent them from entering the pool area.

For young children there are a selection of toys, games, playstation 2's(with games) in each twin bedroom and DvDs. Not forgetting cable tvs in all bedrooms which feature numerous childrens programmes.

The pool can be heated (by agreement) for additional cost as indicated on the booking form. We would recommend pool heat from October through to May. The pool is heated to the maximum temperature allowed under Florida law (85°).

There is a wallgreens supermarket, pharmacy, bakery,burger takeaway and pizza store near the community, with bank, post office, hairdressers, and more take-away food outlets nearby including a fish and chip shop.The villa is minutes from a 24 hour Walmart supermarket. The Premium Outlet Mall is only 10 minutes away and houses many designer label stores (including: Nike, Timberland, Adidas, Versace, Armani etc etc.). In addition there are a wide variety of stores on Highway 192.

There is a wealth of restaurants on the US192 which is 2 minutes away including: Houlahans,Carrabas,Outback Steakhouse, McDonalds, Chic Filet, Taco Bell, Red Lobster,TGIs, Dennys along with Chinese, Italian.Indian etc, many of whom will deliver. On the 27 new restaurants are appearing all the time including a new Italian called Pasquales right at the entrance.

Hopefully you will not need this, but for peace of mind there is a walk in medical centre at the Formosa Shopping Centre 5 minutes away which is beside a drug store (Wal-greens).

The house is professionally cleaned prior to your arrival and the pool and garden are tended to weekly.

Yes. A shuttle bus service is available to various destinations including theme parks and shopping malls.Tickets must be purchased in advance from the clubhouse office - aprox cost is $10 return.
